24/7 Property Restoration
in Leadville,
Colorado

Leadville sits at 10,152 feet in the upper Arkansas River valley — the highest incorporated city in the United States, and the seat of Lake County. Its silver-boom housing stock, its snowpack, and an altitude where freezing temperatures are possible in any month combine to make property damage here behave differently than it does anywhere lower down. On-Site Restoration serves Leadville and all of Lake County with 24/7 emergency response, IICRC-certified technicians, and free estimates on every job.

The Unique Restoration Challenges of Leadville Properties

Leadville is old and Leadville is high, and the two problems compound each other. A large share of the housing here dates to the silver boom of the 1880s — timber-framed Victorians that have been re-plumbed piecemeal across several generations of owners, with supply lines running through walls that were never built with insulation in mind. At 10,152 feet the heating season runs most of the year, and a cold snap that a house in Denver shrugs off is the one that splits a pipe in Leadville.

On-Site Restoration works throughout Lake County. We know what this building stock looks like behind the plaster, we work with owners who are not in town when something goes wrong, and we document everything for your insurance carrier from the first call.

Victorian-Era Plumbing at Altitude

Leadville's historic homes carry supply lines that have been patched rather than replaced, often running through uninsulated exterior walls. Freeze damage in these systems is rarely a single clean break — it is several weak points failing across one cold night.

The Longest Freeze Season in Colorado

At 10,152 feet, freezing temperatures are possible in any month of the year. Owners who shut a property down for the season are often caught by a shoulder-season freeze well outside what would count as winter anywhere lower.

Deep Snowpack and Ice Damming

A long heating season under heavy snow is what builds ice dams. Meltwater runs down a warmed roof, refreezes at the cold eave, and backs up under the shingles — and on a steep Victorian roofline it finds the seams of a building that has been patched for a century.

Seasonal and Tenant-Occupied Properties

Between seasonal residences, long-term rentals, and homes owned by people who work over the pass, a great many Leadville properties are empty on any given weeknight in February. Damage that starts on a Tuesday is often found on a Saturday.

Snowmelt at the Arkansas Headwaters

Leadville sits at the head of the Arkansas River beneath the Sawatch Range, where snowpack is deep and the melt is long. Basements, crawlspaces, and older foundations take on water over weeks rather than in a single event, which is why the damage is usually well advanced before anyone notices it.

Why On-Site Restoration

Leadville's Restoration Team

01
Immediate Dispatch to Lake County

A live technician answers your call and we dispatch immediately — 24 hours a day, 365 days a year, including holidays and storm events. We will tell you our honest arrival time when you call and walk you through what to do in the meantime.

02
We Know Historic Mountain Housing

Leadville's Victorian building stock does not restore the way a modern build does. Original millwork, lath and plaster, and decades of layered repairs all change the approach — and we work to save original material wherever it can be saved.

03
We Work With Out-of-Town Owners

A lot of Leadville property is owned by people who are somewhere else when the call comes. We coordinate access, photograph everything as we go, and keep owners, property managers, and adjusters on the same page from the first day to the last.

04
Insurance Coordination

We work directly with all major insurance carriers and handle documentation, estimates, and billing so the claims process is as stress-free as possible.

05
IICRC Certified Technicians

Every technician holds current IICRC certifications in water damage restoration, mold remediation, and biohazard removal.

06
Free Estimates

No obligation, no pressure. We assess your Leadville property thoroughly and walk you through every option before any work begins.

FAQs

Frequently Asked Questions
About Restoration in Leadville

Yes. We serve Leadville, Twin Lakes, and properties throughout Lake County, and we reach Leadville over Fremont Pass on Highway 91. Call us at (970) 409-0341 and we will give you a realistic arrival time for your address and current road conditions before you make any other calls.
We dispatch immediately, 24 hours a day, 7 days a week, including holidays. Leadville is reached over Fremont Pass, so honest drive time depends on weather and road conditions — we will tell you what to expect when you call rather than quote you a number we cannot hold to in a February storm. A live technician always answers the phone, and we will walk you through what to shut off and what to move while we are on our way.
In most cases, yes. Original millwork, flooring, and lath-and-plaster can often be dried and saved rather than demolished, provided we get to the property before secondary damage sets in. We assess what is salvageable before anything comes out, and we document the reasoning for your insurance carrier so that saving original material does not cost you on the claim.
In most cases, yes. Sudden and accidental water damage such as a burst pipe is typically covered under a standard homeowners policy. We work directly with all major insurance carriers and handle the documentation and claims process on your behalf.
At 10,152 feet, pipe freeze is the single most common cause of major property damage we see. Keep your thermostat at 55 degrees minimum year-round rather than seasonally, install a water detection device that alerts your phone, and consider a smart shutoff valve that closes automatically when it detects flow it does not expect. If the property will be empty for an extended period, drain the system completely and have a neighbor or caretaker check in after hard cold events.

Jesus and his team were phenomenal to work with. They took a stressful and situation for us and made it a little bit better. His team was professional and always walked us through each and every step of the way. Jesus and his team were so kind and polite. Hoping we don’t ever need his services, but if we ever have a flood again we won’t think twice and will definitely call Jesus and his team. Jesus came down to Littleton, CO to take care of us less then 3 hours after we inquired for his help. 10/10 recommend!

A broken icemaker in an old fridge flooded two floors. A trusted source recommended On-Site Restoration and the related JM Drywall Services. On-Site began work the next morning, preventing further damage to furniture, drywall, carpets, and other flooring. They took countless photos of damage and position of all objects to record their work, and meticulously labeled, packed, and moved furniture and all other contents. They recorded moisture levels in walls and floors to document drywall removal. Our insurance company was pleased with the quality of their work. They finished quickly, delayed only by required municipal inspections. On-Site removed all trash and left the home clean and ready for the rebuild. JM Drywall Services did excellent and fast drywall installation, finishing, and painting. The coordination of the two companies was valuable when questions arose. The house looks as good as new. We recommend On-Site and JM Drywall without hesitation. Both were highly competent and a pleasure to work with.

If 6 stars was an option… I would have given it. I can’t say enough great things about this company. Prompt! Courteous, and professional. The communication (which is key) was outstanding. I hope I never have another flood, but if it happens, this is the company on top of the list. Thank you.

Jesus and team were amazing. They immediately came and inspected our crawl space, were clear and honest about our options to repair, and were extremely flexible with us as we had many other things happening at the time of restoration. Our house feels good now knowing we have dry, clean, and protected insulation and a crawl space! Thank you!

On-Site Restoration did a great job of cleaning up, sanitizing, restoring and securing the crawl space under my mountain home which had become the home (?) to several wild animals over the winter. The project manager, Jesus was helpful, knowledgeable and specific in explaining what services they would perform and then, delivered as promised. Great job.

This company was incredible from the very beginning. I got a referral from two other restoration companies who couldn't get there in a timely fashion and said Jesus is the best. On Site called back immediately, came to do an inspection within an hour and came back to the house the next day. They were extremely professional, knew exactly what they were doing and even helped with insurance questions. On top of all that, they were quick and thorough and actually left the space clean. I could barely tell they had been in and out and they had to do demo work. The office staff are also all amazing! Unbelievable! Highly recommend!
